Leaf season is short. In northern Vermont the color holds for about two weeks in early October, and by the time most people get around to booking, the rooms with a tub inside them are gone.
This list comes from our own directory: 9,514 US hotels we checked one by one for a private hot tub in the room. For each foliage region below you get the number of verified hotels, the cheapest rate we found, and the typical nightly price. Some of these towns are a bargain for a tub room. Two of them are not.
One note on the prices. They are the lowest nightly rates we saw during checks in summer 2026. Peak-color weekends run higher, sometimes a lot higher, and midweek in the same week is usually closer to what you see here. Treat the numbers as a floor.
I remember clearly the last time I was in Como, Italy, in October. It was not so cold, about 12 degrees Celsius. My wife and I sat in the hot tub with our drinks, talking and looking at the autumn colours of Lake Como through the hotel’s big window. It was a real good feeling. The time, the place, and talking with my loved one.

Vermont: Stowe, Killington and the Northeast Kingdom
93 verified hotels. Cheapest $105, typical $195.
Vermont turns first in the north. The Northeast Kingdom and Stowe usually peak in the last week of September or the first week of October, and Killington runs a week or so behind. Stoweflake Mountain Resort & Spa has the most guest reviews of any tub-room hotel in Stowe, 1,006 of them averaging 8.9, with rooms from about $181. If that is more than you want to pay, Burlington has the cheapest tub rooms in the state at $105 and is under an hour from Stowe on Route 100.

White Mountains, New Hampshire
87 verified hotels. Cheapest $66, typical $183.
North Conway has the cheapest tub rooms in all of New England on this list, $66 a night in our checks. That is the base for the Kancamagus Highway, which is the drive everyone comes for and is usually at its best in the first two weeks of October. Up the road in Jackson, the Inn at Jackson is rated 8.5 by 957 guests at about $200. Lincoln, on the west end of the Kancamagus, has tub rooms from $69.

Maine coast and lakes
61 verified hotels. Cheapest $80, typical $220.
Maine is the priciest state in New England for a tub room, and the fewest hotels on this list have one. Color arrives inland around the lakes first, then reaches the coast by mid October, which is also when the summer crowds have thinned. The Harraseeket Inn in Freeport is the standout: rated 9.4 by 953 guests and about $148 a night, well under the state’s typical price. Portland and Biddeford have the $80 rooms.
New York: Finger Lakes, Adirondacks and Catskills
171 verified hotels across the state, the biggest count on this list. Cheapest $67, typical $159.
New York gets overlooked for foliage because Vermont has the reputation, but it has almost twice as many tub-room hotels and a lower typical price. The Adirondacks go first, late September into early October. The Finger Lakes and the Catskills follow in mid October, and the Finger Lakes give you wineries between the leaf drives. The cheapest rooms are in Buffalo and Niagara Falls, which is a fine base for the western end of the state.

Asheville, North Carolina
31 verified hotels. Cheapest $71, typical $170.
Asheville peaks in town in the second half of October. The Blue Ridge Parkway above it turns earlier because of the elevation, so a trip in the first week of October gets color on the parkway and green in town, and a trip two weeks later gets the reverse. Cambria Hotel Downtown Asheville is rated 9.6 by 1,003 guests with tub rooms from about $147, and you can walk to dinner from it.

Gatlinburg and Pigeon Forge, Tennessee
94 verified hotels between the two towns. Cheapest $39, typical $181.
The Smokies have the cheapest tub rooms on this list and also the widest spread, from $39 in Pigeon Forge to well over $300 for a cabin with a view. Color comes late here, mid October into the first week of November, so this is the region to pick if you missed New England. One thing to watch: most Smoky Mountain cabins have the hot tub on the deck outside. That is a different thing from a tub inside the room. Both are on our pages, marked separately, so read the room type before you book.

Blue Ridge and Helen, Georgia
35 verified hotels. Cheapest $50, typical $210.
North Georgia turns last of anywhere on this list, late October into early November. Helen is the cheap base at $50 and runs an Oktoberfest through the whole month of October, so weekends there book out early. Blue Ridge is the quieter of the two, with a scenic railway that runs along the Toccoa River and most of the tub rooms in cabins rated 9.6 and up.

Traverse City, Michigan
21 verified hotels. Cheapest $69, typical $168.
The Old Mission and Leelanau peninsulas north of town are the drive, usually best in the first half of October, with orchards and wineries the whole way. Tamarack Lodge of Traverse City is rated 9.4 by 265 guests at $99 a night, and it sits right on the bay, so the water is what you see from the room.

Estes Park and the Colorado high country
24 verified hotels across Estes Park, Aspen and Telluride. Cheapest $67, typical $290.
Colorado is the priciest region here and the earliest. Aspens go gold from the middle of September into the first days of October, so this is the trip to book first, and by the time you read this the good weekends may already be gone. The exception to the price is Murphy’s Resort at Estes Park: rated 10 out of 10 by 2,187 guests and $67 a night, the highest rating at the lowest price of any hotel in this list. Estes Park is also the gate to Rocky Mountain National Park, where the elk rut runs through October.

Lock the tub room before you pay
I should say plainly that I have not stayed in these American hotels myself. What I have done is sit in tub rooms across Europe and Asia, and check these 9,514 US listings one at a time against the room types the hotels actually sell.
Every hotel above passed that check for a private hot tub in at least one room type. That does not mean every room has one. In most of these hotels it is two to six rooms out of the whole building, and those go first in October.
Four things that stop a bad surprise:
- Book the room type by name. It will say jacuzzi suite, whirlpool room, spa tub or similar. A standard king is a standard king, even at a hotel on our list.
- Look at the photos for that room, not the hotel’s gallery. Hotels lead with their best room; the one you are buying may be on page three.
- Message or call the property with your dates and ask them to confirm the tub is inside the room. Ten minutes, and it settles it.
- Screenshot the room description at checkout. If you arrive and the tub is on a shared deck, that screenshot is your refund.
Once in Berlin, I think it was 2022, I paid 120 euro for a night. I chose that hotel because of the hot tub. I had seen the picture. When I arrived and checked in, there was no hot tub in the room. I talked to the front desk and they said the hot tub is in the spa area, and anyone can book it for one or two hours a day. That was a surprise. We stayed and never used it, because we could not get a slot. The booking page did not mention any of this. That is why I built this website. No surprises. Every hotel here has a hot tub in the room. You just need to check which room category has it.

Which fall foliage town has the cheapest hotels with a hot tub in the room?
Pigeon Forge, Tennessee, from $39 a night in our checks. Helen, Georgia at $50 and North Conway, New Hampshire at $66 are the next cheapest. All three are in the table above with their typical prices.
When should I book a hot tub room for leaf season?
For Colorado and northern Vermont, by early September. For the Smokies and north Georgia, by the end of September. Tub rooms are usually a handful per hotel and sell out well before the standard rooms do.
Is a cabin hot tub the same as a hotel hot tub in the room?
No. Most Smoky Mountain and Blue Ridge cabins have the tub on the deck outside. An in-room hot tub is inside the room, usually beside the bed or in the bathroom. Both are pleasant. They are different bookings, and listings mix them up often.
Do fall prices go up for hot tub rooms?
Yes. The rates on this page are the lowest we saw in summer 2026. Peak-color weekends in Stowe or Gatlinburg can run well above them. A midweek stay in the same week is usually much closer to the summer rate.
